What does an appraiser do? In Prescott, AZ and Prescott Valley, AZ appraisers compare the features, location, and condition of a home to similar properties to arrive at a dollar figure for its value.
Every property is unique and an appraiser relies on his or her expertise, specific research and experience to arrive at a value for each property. An appraisal provides beneficial information for both the buyer and the seller, but an appraisal is primarily for protecting the lender, that’s why an appraisal takes place before the lender grants final approval of a loan. An appraiser takes into account the location of the home, its proximity to desirable schools and other public facilities, the size of the lot, the size, amenities and condition of the home itself and recent sales prices of comparable properties, among other factors.
